The specifics matter, because they are what make each morning unique. At Champrond-en-Gâtine, 15 guests across 330 m², with 6 bedrooms and 3 shower rooms. At La Chapelle-Hareng, 15 beds spread over 6 bedrooms plus an alcove, and 3 shower rooms. At Montereau, 16 guests, 7 bedrooms and 5 shower rooms, between the main house and a connecting annexe. At Saint-Amarin, 15 guests in 7 bedrooms, each with its own bathroom. And at Le Plessis-Placy, the largest of the group: 24 beds, 9 bedrooms and 7 shower rooms. Before you book, look at the ratio of bedrooms to shower rooms: with fifteen people, one shower room for every two bedrooms is something you will notice at shower time.
What a villa for 15 must offer
Beyond the number of beds, this is what separates a villa from a merely large house: hotel-quality bedding, a kitchen where you can genuinely cook for fifteen, and rooms spacious enough that the group never feels crammed in. Saint-Amarin brings together 336 m², seven bedrooms with private bathrooms, a gym and a screening room. A weekend for 15, minus the logistics
With fifteen people, a weekend can be decided late, and every hour on the road counts. Four of the houses are at most two hours from Paris: 50 minutes for Le Plessis-Placy, 1h15 for Champrond-en-Gâtine and Montereau alike, 2h for La Chapelle-Hareng.
Which house for your group weekend
A few pointers, depending on what brings your group together. Lots of children: every house has a play area, and Le Plessis-Placy adds a ball pit. Swimming whatever the season: Champrond-en-Gâtine, La Chapelle-Hareng and Saint-Amarin have a heated indoor pool. An event to celebrate, a birthday or a big family reunion: with its 24 beds, Le Plessis-Placy sleeps everyone without sending anybody off to a hotel. Will every couple get its own bedroom?
Yes, in all five houses, and here is how many couples each one takes: 5 at Champrond-en-Gâtine, 6 at La Chapelle-Hareng, 6 at Montereau counting the pavilion in the park, 7 at Saint-Amarin, and 8 at Le Plessis-Placy, where eight of the nine bedrooms have a king-size or double bed. The remaining places are single beds, in the rooms meant for children or for friends who do not sleep in pairs.
Where do the children sleep, and where does the fifteenth guest sleep?
In real beds, never on a sofa or a folding bed. Every house has its single-bed room: four beds at Champrond-en-Gâtine, two at Montereau, and at Le Plessis-Placy a room with one large bed and four singles. At La Chapelle-Hareng, an alcove on the landing adds a single bed to the six bedrooms. At Montereau, the pavilion in the park sleeps on two levels, a double bed downstairs and two singles upstairs; at Saint-Amarin, bedroom 7 is a small annexe reached through the pool room or from the garden.
Can the large beds be split into twin beds?
Yes, in two houses: at La Chapelle-Hareng, the king-size beds in bedrooms 1, 2 and 3 split into two singles, and at Le Plessis-Placy those in bedrooms 1, 4, 6, 7 and 8. How many bathrooms for fifteen people in the morning?
One per bedroom at Saint-Amarin: seven bedrooms, seven private bathrooms, nobody waits their turn. At Le Plessis-Placy, seven shower rooms for nine bedrooms; at Montereau, five for seven. At Champrond-en-Gâtine and La Chapelle-Hareng, three shower rooms for six bedrooms, one for every two, and Champrond's include a double shower room. With fifteen people, that is the figure to look at before the number of bedrooms.
Can twelve people book a villa for 15?
Yes, and it is often the most comfortable way. The house is booked whole, with twelve as with fifteen, and there is no minimum number of guests; with twelve, every couple gets a bedroom everywhere, the children no longer sleep four to a room, and each shower room serves fewer people.
Can two families each have their own wing?
At Montereau, yes, the house is built that way: two connected wings and two staircases, on one side the kitchen, the dining room, the lounge with the fireplace and four bedrooms, two of them interconnecting, on the other a second lounge, a back-up kitchen and two bedrooms; in the park, a separate pavilion makes a seventh bedroom on two levels, the one the teenagers claim first. At Saint-Amarin, bedroom 7 is a self-contained annexe for a couple or the grandparents. The other three houses are lived in as one.
How late can we stay outside in the evening?
Quiet outdoors from 10 pm. Birthdays, reunions and dinners that run long are welcome in these houses; on the terrace, in the garden and around them, the sound level stays reasonable in the daytime and quiet after 10 pm, out of respect for the neighbours. In all five houses, an outdoor noise detector simply keeps that balance. Indoors, the evening carries on.
