Three charming buildings connected to each other, set within a vast wooded park. The main house features a kitchen, dining room, living room with fireplace, and 4 bedrooms. The adjoining annex has its own living room, a kitchenette, and 2 bedrooms. A third cottage completes the estate with 2 additional bedrooms.
In total: 8 bedrooms and 5 bathrooms accommodating up to 14 guests. Hotel-quality bedding, linens provided, and those small details that make all the difference — coffee and essentials provided on arrival, board games, library.
Pool and relaxation
A large heated pool (16x36 ft / 5x11m) in the heart of the park, open from mid-April to mid-October and secured with safety barriers. To extend the evenings: an outdoor hot tub accessible year-round.
Sun loungers, shaded terrace, and garden furniture complete the relaxation area.
Activities for everyone
Outdoors: renovated tennis court, pétanque court, ping-pong table, children's playground (swings, slide), plancha barbecue.

Financial context
The Harmony Montereau house has been in operation for three years. It has generated an average of
€70,000 in rental income via Airbnb. This house will join our collection in line with Harmony's standards, namely renovation of the heated swimming pool,
interior decoration, and wellness facilities. In this house, Harmony acts as the distributor of the house and not as the owner. The owners will continue to operate the house (maintenance, cleaning) in accordance with our quality charter.
We are targeting €120,000 in rental income for the house from the second year onwards. Investors participating in this operation will contribute €30,000 towards the partial financing of the work and improvements to the house (the remainder being covered by the owner).

By investing with Harmony, you subscribe to bonds that will be used to finance the Cottage Bleu real estate project. It is as if you were lending money for the purchase of the house, its renovation and future work. This entitles you to your share of the rental income: the interest. This interest is variable. The amount you receive each month depends on the property's rental performance.
The value of the bonds varies according to the value of the property, as estimated by an expert. This allows you to benefit from potential appreciation when the property is sold.
All the characteristics of the bonds, the project and the risks associated with the investment are communicated to you in the summary information document (DIS) above and in the documents provided when you subscribe.
The investment provides regular rental income (yield) and the possibility of capital gains. Together, these form the return on investment.
In the case of Cottage Bleu, we are aiming for rental income with a net annualized yield of 7.5%. To find out what this means for you on a monthly or annual basis, please use our simulation tool. Yield is not guaranteed.
Added to this yield is the potential capital gain you will realize when you sell the bonds.
Like all investments, this one carries risks. Income, capital and liquidity are not guaranteed. Nevertheless, Harmony has thought through all eventualities to offer you a worry-free investment.
Harmony offers a 10-year property investment with a clear return on investment, combining rental yield and potential capital gain. After 3 years, a liquidity clause enables you to recover your investment if necessary.
The investment is protected by a mortgage. In the event of default, this enables you to recover your share of the sale of the property.
Finally, we operate within the framework of a regulated activity: before issuing any securities, we file a Document Synthétique d'Information (DIS) with the Financial Markets Authority, which oversees compliance with the French Monetary and Financial Code.
The bonds you subscribe to are issued for a duration of 10 years. You can keep them until the end of the project to maximize profitability or sell them before maturity.
Indeed, our bond agreement offers liquidity clauses that allow the resale of your obligations to Harmony after three years in the event of life events (marriage, birth, accident, acquisition of the main residence, starting a business).
Furthermore, we will provide a bulletin board allowing sellers and buyers to be informed about possible purchases and sales.
There is a time lag between when you invest and when Le Cottage Bleu welcomes travelers for the first time.
During this time, we carry out various operations:
- Legal deadlines for bond subscriptions and property acquisition
- Completion of work and furnishings
- Organization of concierge management, suppliers and customer solutions to ensure a premium customer experience.
- Creation of marketing material: texts optimized for rental platforms, professional photographs of the property
- Putting ads online and managing the calendar to welcome the first customers.
We therefore estimate that the property will be generating income from June onwards, with the first interest payments due in July.
In April and May 2025, we plan to carry out renovation and refurbishment work that will enable the property to target a high-end clientele with a sleek, modern decor.
You will be able to stay at Le Cottage Bleu in summer 2025. As an investor, you'll have priority on the booking calendar, as well as an exclusive rate to travel there.
