The harmonyhomes.io website and the Harmony Homes platform offer their users free Internet access to the information available at the time of their connection. These general and specific terms and conditions apply to all properties managed by Harmony Homes SAS (HARMONY).

By contracting online, the customer declares acceptance of the following general terms and conditions.

The customer's validation of their order constitutes full and unreserved acceptance of these general and specific terms and conditions.

The data recorded by HARMONY on the harmonyhomes.io website constitutes proof of all transactions between HARMONY and its customers. The data recorded by the payment system constitutes proof of financial transactions. Acceptance of cookies may be essential for any reservation on the harmonyhomes.io website.

1. Prices

The prices indicated have been established based on the economic situation in effect at the date of your reservation. HARMONY reserves the right to modify its prices at any time.

All stays are invoiced based on the rates in effect at the time of booking registration. Prices are inclusive of all taxes and are expressed in Euros. They are per accommodation and per night, unless otherwise indicated.

Our product and price offers are valid as long as they are visible on the site. All orders, regardless of origin, are payable in Euros. We reserve the right to add the amount of services you may have requested before the date of your stay.

Rates are calculated for stays of minimum 2 nights.

The rental rate covers:

- Pre-rental cleaning

- Bed linen and towels provided for the duration of the stay

- Pool cleaning and maintenance before rental

- Water / hot water

The rental rate does not cover the following additional services/fees:

- Early arrival

- Late departure

2. Reservation and payment

Online payment is secure. Payment for your purchases is made by credit card directly on harmonyhomes.io or other rental and booking websites.

CB, Visa, and Mastercard cards are accepted. Prepaid cards, rechargeable or not, are refused. If the customer wishes to pay for their stay by another means of payment (bank transfer, or other credit card) or under other terms (deposit payment for long-term stays or reservations made well in advance), they must inform HARMONY management directly so that other conditions can be agreed upon.

In this case, no reservation will be effective until receipt of the agreed payment. For any reservation made through another rental and booking website, validation of the reservation by our services implies full adherence to these Terms and Conditions.

A deposit equal to 30% of the rental rate is required at booking. The balance of the rental must be paid 30 days before the arrival date. Otherwise, on the 30th day before the arrival date, HARMONY reserves the right to cancel the reservation, and the deposit will not be refunded.

3. Tourist taxes

The tourist tax is included in the rates. Its amount is set by the municipality that has commissioned HARMONY to collect it from customers and remit it to them.

4. Modifications to essential elements of the reservation by the seller

When, before the start of the customer's rental, HARMONY is required to make a modification to one of the essential elements of the contract, the customer may, after being informed:

- either terminate their contract and obtain immediate reimbursement of the sums paid without penalty

- or accept the modification proposed by the seller

A written exchange specifying the modifications made may be sent to the customer upon request; any price decreases are deducted from sums still owed by the customer, and if the payment already made by the customer exceeds the price of the modified service, the surplus must be returned before their departure date.

In the event that illegal or neighborhood-disturbing activities (lack of hygiene, noise pollution, aggression, etc.) are suspected or observed, after carrying out verifications likely to remove doubts (identity checks, premises visits, video surveillance viewing), HARMONY reserves the right to cancel the stay outright. In this specific case, no reimbursement of sums paid will be made. Any recourse must then be exercised with the head office or before the competent courts (art 19). In case of physical resistance, law enforcement may be called.

HARMONY reserves the right to modify check-in and check-out times up to 48 hours before the reservation.

5. Modifications to essential elements of the reservation by the customer

Once the reservation is confirmed, no modification is possible.

For all date changes:

- Notice greater than 30 days before arrival date: 30% of the total amount of the old reservation + new reservation rate to be paid according to the Terms and Conditions

- Notice less than 30 days before arrival date: 100% of the total amount of the old reservation + new reservation rate to be paid according to the Terms and Conditions

The customer may request cancellation of the original reservation which will be subject to the cancellation conditions set out in paragraph 6.

Any reduction in the number of participants/beds must be communicated at least 3 weeks in advance by email to support@harmonyhomes.io

6. Cancellation conditions

Any cancellation must be notified in writing to Harmony Homes SAS by registered mail (registered letter with acknowledgment of receipt) to 11 rue de l'Académie, 67000 Strasbourg.

In case of cancellation, the fees retained will be as follows (as a percentage of the total stay amount):

- Notice greater than 30 days before arrival date: 30% of the total reservation amount

- Notice less than 30 days before arrival date: 100% of the total reservation amount

In case of cancellation by the customer, reimbursement of sums paid will be made minus the amounts specified as withdrawal fees, depending on the arrival date. No reimbursement can occur if the customer does not show up at the times and places mentioned in this contract.

HARMONY exceptionally reserves the right to cancel a reservation within 30 days following the online booking for a reason other than those indicated in the introduction. In this case, the customer's card will be credited back without delay.

HARMONY reserves the right to cancel any rental from a customer with whom there is a payment dispute, a doubt as to their solvency, honesty, identity, their right to use the proposed means of payment, the potential for behavior likely to disturb other occupants or to engage in illegal activity on the premises, without the customer being able to claim any compensation whatsoever.

7. Cancellation for force majeure reasons

In the event that, for force majeure reasons, and particularly in case of national lockdown declared by health authorities, the rental cannot take place, rentals will be cancelled and sums paid by tenants fully refunded.

Date changes are also possible. Additional fees may apply for a season change.

8. Security Deposit

Before your arrival, you will be asked for a security deposit taken by credit card (not debited) via Stripe (EUR 1,000).

The security deposit is fully refundable within (14) days of departure, provided that the following conditions are met:

- No damage is done to the property or its contents, beyond normal wear and tear

- No damage incurred due to illegal activity, due to animals, and that paid services rendered during the stay are properly settled

- All debris, waste, and refuse are placed in a garbage bin, and clean dishes in cabinets or in the dishwasher

- All keys are left in the secure box

- All fees accumulated during the stay are paid before departure

- No sheets or towels are lost or damaged

- The tenant has not been evicted by the owner (or the owner's representative) or by the application of local law

You are responsible for damage caused by misuse of the house and payment for repairs or replacement of damaged items will be your responsibility; they will be deducted from the deposit first and invoiced additionally if the deposit amount is insufficient, or in full if the deposit was not requested at the start of the stay.

HARMONY reserves the right to collect 100% of the deposit in case of breach of the general terms and conditions of sale.

HARMONY reserves the right to collect 50% of the deposit in case of no response from the tenant during the stay.

All claims after collection must be made to our customer service at support@harmonyhomes.io.

Our concierge service is available via WhatsApp during your stay for any emergency or request. That said, in case of false alarms, and/or travel following alerts from our noise sensor, and/or following neighbor calls and/or police intervention, we will be obliged to charge you EUR 300 from your deposit to reimburse travel and intervention costs.

HARMONY reserves the right to collect all or part of the deposit if one or more of the following situations occur:

- Breach of the general terms and conditions of sale

- Violation of the rental contract

- False alarm

- Inability to reach tenants following noise sensor alerts

- Inability to reach tenants following alerts from our neighbors

- Inability to reach tenants following police visit

- Requested inventory absent or incomplete

9. Fraudulent reservations

In case of fraudulent reservation, all amounts that have not actually been paid cannot be deducted from the normal rental amount.

10. Property condition report and inventory

The furnished accommodations are fully equipped with dishes, cutlery, bedding, household and bath linen, and appliances. It is expressly forbidden to use beds without sheets.

Verification of the rented premises may be carried out in the presence of the customer, or digitally. The customer undertakes to leave the premises in the same condition as upon arrival and with the same furniture and equipment items.

11. Houses

All furnished accommodations presented to customers comply with French safety standards and are regularly inspected. They are equipped for short-term stays.

The description systematically specifies the maximum number of beds for each rental. The accommodation may under no circumstances be occupied by a number greater than that indicated on the site and on the reservation.

12. Pool

Pools, saunas, and spas are not supervised. We decline all responsibility in case of accident. Constant supervision of children is required.

If the house is equipped with an outdoor pool, we cannot predict pool usability and water temperature.

Usability is strongly correlated with weather.

Our heat pumps run at full capacity from the first week of April until the last week of October, and we do our best to make the pool as warm as possible.

13. Liability

HARMONY's liability cannot be engaged in case of damage or theft of personal effects either in the accommodations or in common areas. HARMONY cannot be held responsible for fortuitous cases of force majeure, disturbances caused by climatic phenomena, or nuisances that disturb, interrupt, or prevent the stay.

Any stay that we would be obliged to cancel - entirely or partially - will result in reimbursement of sums paid by the customer in full or pro rata without the customer being able to claim compensatory damages.

In case of noise disturbance detected by our sound sensors or by the police, HARMONY will be obliged to cancel the stay. In case of eviction and/or citation, the customer cannot claim compensatory damages or a refund. HARMONY reserves the right to collect 100% of the deposit in case of breach of the general terms and conditions of sale.

Any stay interrupted by the customer, for any reason whatsoever, cannot give rise to a refund.

Minors under 18 years of age are under the sole and complete responsibility of their parents throughout their stay outside of any other agreement. Customers are formally prohibited from entering areas indicated as reserved for staff. If customers venture there, it will be exclusively at their own risk, HARMONY thereby disclaiming all liability.

14. Complaints

Any complaint during the customer's stay must be reported immediately to HARMONY customer service in order to resolve the problem as quickly as possible.

If the problem encountered could not be resolved immediately, the customer should send a detailed written complaint as soon as possible to allow the operations manager to propose a solution. The customer cannot claim any compensation in case of urgent repairs to be carried out during their stay inside the accommodation.

Complaints by SMS will not be taken into account by the operations manager.

Complaints made to the stewards will not be taken into account by the operations manager.

15. Pets

Pets are accepted with prior approval for an additional fee of EUR 45 per animal and a maximum of 5 animals. Pet owners are responsible for their animal and undertake to clean up their animal's waste. Pets are not allowed on sofas and various furniture and in the pool.

Any trace of pets on furniture or in the pool may result in additional cleaning fees. Animals must be up to date on rabies vaccination and all other vaccinations. All animals must be treated for fleas and ticks three (3) days before the arrival date. All of the above items are the sole responsibility of the pet owner.

The owners of the furnished properties decline all responsibility in case of illness or injury that may occur to humans or pets during the rental period.

16. Additional information

Internet access is available and free via a WIFI connection throughout the establishment and in all accommodations. We cannot guarantee internet connection during the stay.

For your safety, our establishments may be under video surveillance. Recordings concern only access points and the outdoor courtyard and are kept for 10 days, except in case of particular problems.

All houses are non-smoking indoors.

Do not throw paper, wipes, sanitary napkins, etc. in the toilets. A trash can is available in each WC. If we notice the presence of an element obstructing the drainage system, you could be held responsible for the costs incurred to unblock the pipes.

In case of heavy storms, there may be network/internet incidents.

In case of heavy storms, we cannot guarantee lawn mowing.

Our houses being isolated in nature, some rooms may be humid (mainly those close to the attic).

Each house is equipped outside with a noise sensor. The sensor is responsible for analyzing the noise level, and providing statistics to protect customers, neighbors, and prevent noise pollution.

Music and outdoor noise are strictly prohibited in our houses. HARMONY reserves the right to collect 100% of the deposit in case of breach of the general terms and conditions of sale.

HARMONY reserves the right to collect 50% of the deposit in case of no response from the tenant during the stay.

Prohibition on installing your own sound equipment: no speakers, no microphone. HARMONY reserves the right to collect 100% of the deposit in case of breach of the general terms and conditions of sale.

Prohibition on partying and installing speakers outside: sound spreads very quickly in the countryside. Please respect the neighbors.

For business customers, if you need us to issue an invoice, it is imperative that you communicate to us before your arrival the following information:

- Company name

- Billing address

- SIRET number

- VAT number

We will not be able to issue an invoice if the previously indicated information is not provided before the date of the stay.

17. Photos

Our photos and plans are not contractual.

18. Competent jurisdiction

The parties expressly grant jurisdiction to the Courts of First Instance or the High Court of Strasbourg.

19. Written exception

Any exception to the policies mentioned above must be approved in writing in advance.

We recommend that you take out travel insurance for your stay.
