Investing in Harmony vacation rental properties allows you to earn rental income and benefit from property appreciation from the evolution of the asset value.
Property appreciation is realized at the end of the asset's holding period or when the property's units are resold.
Seasonal rental properties generate on average 160% more income than traditional long-term rentals (Zillow & AirDNA study).
Harmony offers properties aiming for a return of minimum 6% per annum for 10-year investments.
Diversification across several properties and asset types can be a strategy for minimizing the risks associated with individual properties. All real estate investments entail risks. However, the bonds are secured by a mortgage, which allow you to recover the proceeds of the sale.
When investing with Harmony, you subscribe to financial securities (bonds) used to fund the real estate project you have chosen. These securities entitle you to a share of rental income as well as potential property value appreciation upon sale.
Anyone can invest in Harmony properties with a registered and validated account. You can invest as a person or through a company. Such a purchase can be made either by a French citizen or a person with another nationality, residing in France or abroad.
Harmony then analyzes each potential acquisition to find the properties with the best prospects in terms of rental performance: year of construction, renovation work to be carried out, number of bedrooms, surface area of living rooms, setting and location, type of heating and energy performance diagnosis, price history in relation to the sector, etc.
Before being made available to travelers, the homes are renovated with new paint, flooring, appliances, domotics functions and more. We favor sustainable, eco-responsible renovations.
Harmony's remuneration is already included in the annual net return. It is never an additional cost for investors.
- 1. Service fees - We charge a fee for each real estate transaction: 10% of the total amount of the transaction (total purchase price plus anticipated costs for repairs and furnishings). This fee covers the search for and negotiation of the property, as well as the coordination of any renovation work required to prepare the property for rental.
- 2. Management and maintenance fees - We charge a commission of 25% of the gross income generated by the properties rentals. This fee covers concierge services such as property cleaning, laundry, guest relations, maintenance, minor repairs and booking optimization.
Taxation applies not to the invested capital but solely to the income received (interest from the obligations).
If you are a French tax resident, your income is taxed at the "flat tax" rate of 30% (12.8% income tax + 17.2% social security contributions). This tax is deducted at source; you receive your income net of tax.
Your investment is not considered in the calculation of the real estate wealth tax (IFI).
If your tax residence is not established in France, your investment is exempt from social charges (CSG and CRDS), totaling 17.2%. However, a solidarity contribution at a rate of 7.5% will be applied to your investment. Therefore, a non-resident taxpayer in France is subject to an overall tax rate of 12.8% + 7.5%, totaling 20.3% on capital gains realized. In accordance with the current tax agreements, this 12.8% tax may be deductible from the tax levied by your country of tax residence. We invite you to take a closer look at each individual case.
There is a time period between the moment you invest in a property and the moment the property welcomes owners or travelers for the first time. This period can vary depending on the nature of the property and the operations to be carried out:
- - Legal deadlines linked to bonds subscription, property acquisition, etc.
- - Completion of renovation work and furnishings
- - Organization of concierge management, suppliers and customer solutions to provide a high-end customer experience
- - Creation of marketing material: texts optimized for rental platforms, professional photographs of the property
- - Putting listings online and managing the calendar to welcome the first customers.
As a result, a property will be welcoming its first guests on average between 4 and 6 months after acquisition.
The bonds you subscribe to are issued for a duration of 10 years. You can keep them until the end of the project to maximize profitability or sell them before maturity.
Indeed, our bond agreement offers liquidity clauses that allow the resale of your obligations to Harmony after two years in the event of life events (marriage, birth, accident, acquisition of the main residence, starting a business).
Furthermore, we will provide a bulletin board allowing sellers and buyers to be informed about possible purchases and sales.
We recommend committing funds that you can afford to not use during the recommended investment period. Additionally, we advise against allocating all of your savings into a single project, but rather spreading your investment capacity across various projects, thereby adopting a strategy of diversification and prudent wealth management. The minimum investment amount is 1000€, the maximum amount is half of the project.
For each property, the amounts contributed by Harmony members are deposited in a dedicated bank account. Funds are only credited to the project once the fundraising campaign has reached the total amount.
If the fund-raising campaign should fail to raise all the necessary funds, these will be returned in full to the members, guaranteeing full repayment of your contribution.
